Terms and Conditions
1. OVERTIME
PLEASE NOTE: All booking start and end times are inclusive of setup and tear-down time.
Overtime is usually available. However, sometimes we will reach out to clients specifying overtime is not available beyond a specific time. When that's the case, staying in the studio beyond that specified time is prohibited.
There is no free overtime. All additional time is billed at 1.5x the hourly rate (unless specified otherwise), billed in 30-minute increments. Crew/talent/guests and equipment must be out of the studio by the end of your booked hours to avoid overtime charges.
2. BUSINESS HOURS
Posted rates apply to standard business hours which are 9 am - 9 pm Monday-Sunday. For productions only, non-business hours are available at double rate. Hours are calculated when the first person arrives and the last person leaves. No refunds for any unused time.
3. PROHIBITED
Weapons, glitter, sand, flour, paint;
Drilling holes into the walls, ceiling, and doors is prohibited (no screws, hooks, or anchors);
No Smoking;
No Alcohol;
No drugs or illegal activities;
No filming outside of the studio;
4. ANIMALS/PETS
(Please consult with us beforehand)
All animals/pets are prohibited except for service animals with valid permits. If bringing in a service animal, please let us know. If any non-service animals are brought in, additional cleaning fees starting at $300 will apply.
5. SECURITY CAMERAS
We have security cameras inside the space facing the entrance. Please use the restroom for changing. Please do not touch, cover or unplug the security cameras. The footage is strictly confidential and recorded 24/7.
6. PROPERTY AND FURNITURE DAMAGES
Renter is responsible for leaving the space in the same condition as before commencement. A walk-through inspection will be conducted before and after all bookings and the renter or assigned representative must be present. Reasonable damage charges will be billed within 72 hours via Peerspace.
Under no circumstances food can't be placed on top of the fireplace and the piano.
The fireplace and the piano can't be moved without the host's approval.
7. NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum.

9. PARKING - Free street parking
10. CLEAN-UP FEE
The basic clean-up fee is $5. Renters are required to do a quick clean-up which includes sweeping the floor if needed, wiping the chairs/tables/appliances if there are signs of use. If the studio is not cleaned and re-arranged to its initial state at the start of the booking, renters are liable to a $100 cleanup fee.
